New Zealand Rental Agreement

If a landlord wants to sell their rental property, they must inform you in writing. Owners must get your permission to access the property, take pictures and show potential buyers through the property. Each office in Harcourts has a different rent recovery system, which is in your rental agreement. You may have several payment methods at your disposal, so contact your property manager to discuss your preferred payment method. Find the right place for yourself, sign a rental agreement, pay your loan and inspect the property with your landlord before moving in. It`s a good idea to look for a rental property. As in each country, the cost of rent depends on the quality, location and size of the property. Each tenancy agreement must include: If your rental agreement is not signed or if it is written but not signed, you still have the same minimum rights that tenants have under the Residential Rent Act. The rule that the contract must be written is made to give more protection to a tenant – it does not allow landlords to circumvent their minimum obligations by avoiding a written agreement. Mold grows in my building.

What am I supposed to do? Tenants must maintain their rents in a condition that does not induce mould and humidity. If several of you sign it, it means that the owner can decide to hold them accountable for any or one of you in case of a problem.

(The legal name is that you and the other tenants who sign are “jointly responsible.”) If the owner is not in the agreement, the manager assumes all the responsibilities of the owner. You might be held responsible for this: If you have a problem with your rent, such as a water leak or a faulty castle, the best way to clarify it is to talk first with the landlord. My property is for sale. What are my rights as a tenant? Your landlord should ask you for your permission to show real estate agents or potential buyers on your home. You cannot refuse permission inappropriately, but you can impose conditions such as access, such as hours and days, ask, be present, etc. Fixed-term leases apply for the period set out in the lease. Neither the tenant nor the landlord can terminate the lease until the term expires.
